Our process

Most architectural projects contain six basic phases, outlined below.

Pre-Design / feasibility: We assess a particular property for the client, looking at relevant zoning and code regulations, and identifying other inherent pluses and minuses to help the client determine viability and imagine what’s possible.

Schematic Design: In new building projects, the overall massing is sketched out and the building is designed in its most basic form. (This phase is usually omitted in retrofits and interior design projects.) Design decisions are made based on the client’s needs, priorities, and aesthetic preferences. The client’s input is paramount.

Design Development: The design of the building (or interior) is developed. Layouts are devised and materials selected. At this stage we work with external consultants to ensure that all aspects of the building are being considered.

Construction Documents: At this point, the design has been finalized and the team develops a set of detailed drawings that will be used for bidding and construction. Final coordination with consultants is carried out.

Permitting: We work with an expediter to secure all necessary permits from the department of building.

Construction: We oversee construction, ensuring that the building is delivered according to plan.

Throughout the entire process we meet regularly with our clients to provide progress updates and receive feedback that will help ensure they get the results they are looking for.
